Do Zillow Estimates Really Work? Let’s Compare to the Franklin County Market

If you’ve ever searched for your home’s value online, chances are you’ve looked at your Zillow Zestimate.

It’s fast.

It’s free.

But is it accurate?

The answer is…sometimes.

And in Franklin County, Virginia, the answer is often not as accurate as many homeowners hope.

What Is a Zestimate?

A Zestimate is Zillow’s automated estimate of a home’s market value.

It uses public records, recent sales, tax assessments, listing information, and computer algorithms to estimate what your property might be worth.

Even Zillow acknowledges that their estimates have limitations.

According to Zillow, the nationwide median error rate is approximately 1.9 percent for homes currently on the market, but more than 7 percent for homes that are not listed.

Why Franklin County Homes Can Be Difficult to Estimate

Automated valuation models perform best in neighborhoods where many nearly identical homes sell every month.

Franklin County isn’t built that way.

Many local properties feature:

  • Acreage
  • Private roads
  • Waterfront access
  • Mountain views
  • Detached garages
  • Workshops
  • Barns
  • Finished basements
  • Recent renovations that may not appear in public records

Those features can dramatically affect value, but an algorithm may not fully recognize them.

Real Example

Imagine two homes that both have:

  • 2,000 square feet
  • Three bedrooms
  • Two bathrooms

One sits on one acre in a subdivision.

The other sits on fifteen acres with mountain views, a detached garage, and a newly remodeled kitchen.

A Zestimate may see these homes as relatively similar.

A local REALTOR knows buyers absolutely do not.

The Current Local Market Changes Quickly

Franklin County continues to see steady appreciation while inventory changes throughout the year. Local pricing is influenced by school districts, waterfront demand, seasonal lake activity, and available inventory.

Those factors simply cannot be fully captured by a national algorithm.
